Officials break ground on new spec building outside Summerville

Officials broke ground on Thursday on a new building outside Summerville that aims to attract more manufacturing and supplier companies to Dorchester County.

The Eastport Commerce Center will be a 128,000 square foot speculative, or spec, building located at the intersection of Highway 78 and Deming Way.

Spec buildings do not have any committed buyers when they are constructed but the goal is to bring in more companies and sell the space.

I think a lot of people, as this building goes up, are going to be knocking on the door inquiring about, Hey, let me in this beautiful project thats going on,” said Dorchester County Council Chairman George Bailey.

Local leaders said that the facility is significant because it is the first privately funded spec building, owned by Mayriver Industries, in the county in more than 15 years.

“I think it proves that investors are confident in the Summerville submarket,” said John Truluck, the director of Dorchester County Economic Development. “And that’s the case we’ve been trying to build.”

The building can subdivided into spaces as small as 8,000 square-foot increments so that multiple different business can occupy the space.

The building is expected to be completed by the end of 2019.
